Home Buyer's Inspection:

If you are purchasing a home in the Annapolis, greater Baltimore, Washington area or on the Eastern Shore of Maryland, Showalter Property Consultants is the home buyer’s choice for a home inspection company.

A Home Inspection from Showalter Property Consultants will help to educate you about your new or exisiting home. This includes all accessible major systems and components of the home such as the grounds, structure, roof, electrical, HVAC, plumbing, room, grounds, interior, basement, crawlspace, basement, fireplace and much more. We follow the standards of practice of the National Association of Home Inspectors and Maryland State.

The Client should interview any potential home inspector to verify they are qualified to perform a proper home inspection. The Inspector's qualifications should include inspection related training, length in the industry, actual experience in construction or architecture and a true understanding of the structure and components. Our Credentials include Mr. Showalter being a Past President of the National Association of Home Inspectors. We have full membership in the American Society of Home Inspectors (ASH), the National Association of Home Inspectors (NAHI), NEHA National Radon Proficiency Program, and the Building Performance Institute (BPI). We also meet all of the Maryland State criteria for performing home inspections. Mr. Showalter developed a national home inspection and training company he sold several years ago. He was also featured on several episodes of the HGTV show House Detectives.

New Home Inspections:

A new home inspection usually consist of a pre-drywall inspection or a final walk through for punch out items. With the pre-drywall we look for significant framing defects, proper exterior door and window installation and operation and evaluation of the overall condition of the building envelope including any house wrap and exterior flashing details.

By letting the builder know ahead of time we are performing these inspections on your behalf it may help ensure they do an even better job knowing someone if coming in behind them and their sub -contractors.

The final walk through includes a punch list for some cosmetics and we inspect to the standards set by the National Association of Home builders (NAHB) using their performance guidelines.

Home Seller's Inspection or Prelisting Inspection:

If you are selling your home you should talk to your Realtor about the advantages of having your home pre-inspected by Showalter Property Consultants. You may have heard of a Home Seller's Inspection or “Prelisting Inspection”, but what exactly is one and what are some of the pros and cons? In the current market, a "buyer’s market", the house is listed at a set price, only to discover through the buyer’s home inspection there were unforeseen problems they were not aware of.

Over the years we have seen buyers discover major defects as a result of our performing an inspection on their behalf only to the surprise of the home seller after a price has already been negotiated. So a home pre-inspected by Showalter Property Consultants can help you from having a sale jeopardized by unknown problems waiting to be discovered by the buyer’s inspection.

Energy Audits and Thermal Imaging

We can perform an energy audit and building envelope evaluation on your existing home using a blower door and sophisticated thermal imaging camera. By depressurizing your home we can locate not only air leaks but determine areas of inadequate insulation which can cost you money in heating and cooling. We will discuss ways to prevent the stack effect in your home where possible to stop valuable heat from going up and out through your attic.

We don’t stop there, we will do a site evaluation looking for areas on the exterior where and moisture may be entering the home. Next we will look at your appliances and light fixtures and give you an assessment where you can save money on the devices and appliance.
